O’Learys Sports Bar
O’Learys Sports Bar is within walking distance of both Foodland and the large shopping complex Carfour on Pattaya Klang. It is near a busy Baht Bus route and in a quiet extra wide street with good lighting and parking. It is perfectly positioned for Golfers having excellent access to the local golf courses. The premises comprises a large size double unit (it is 10m wide and 15m in length) in a three story building with a separate, private side entrance and stairways to the upper floors. It was recently converted into a Guest House and Restaurant, with Golf / Pool/ Darts and Sports Bar facilities at a cost of approximately two million baht. It is really well presented. It opened as a Golf Lounge and Sports Bar with Ladies in January 2008.
It is overall in excellent condition, fully air conditioned, an impressive Lounge, with all rooms fully furnished and equipped for their purpose.

The Rent is currently 30,000 Baht to be paid by the 5th of each month. In the +3 years extension period Rent cannot be increased by more than 15%. There is no Key Money but the Lease is very concise and can be terminated should there be a Breach of Contract.
The deposit or security money is 40,000 Baht. There is an option to purchase the entire building for 7 million baht, valid until 31 August 2010. This is cheap if the owner has a good business. The Landlord is very flexible about changes.
The accommodation currently is as follows:-
- Downstairs;
Large enclosed air conditioned TV lounge and Bar area, kitchen, private room (currently the office) and a dry store room.
It has inside a full size (9 ft) competition Pool table. Also a good sized outside sitting area with a small Snooker table for playing pool. We play in three Pattaya Pool Leagues (8 and 9 ball) and three Darts Leagues.
- First Floor;
Two large bedrooms with windows and two medium sized inside bedrooms. A large area available for further development. This area contains sink units, a large number of quality wooden lockers and four shower cubicles. A spiral staircase leads to the upper floor.
- Second Floor;
A very large bedroom, one large bedroom and two inside staff bedrooms (staff accommodation for 10). There is a new, high quality Sauna and Steam Room and a large open space with a shower cubicle, well suited to become an exercise or massage facility area. The premise has excellent potential for development.
